Do the Lots in Cherokee Village Have Utilities?

The short answer is: Some do, some have them nearby, and some need more work.
Many people see the name "Cherokee Village" and think every lot is ready to plug in a toaster or turn on a faucet. But Cherokee Village is huge. Utility access changes street by street. If you are looking for land with utilities in Arkansas, you shouldn't ask if the area has utilities. You need to ask if your exact lot has them.

1. Easements Are Not the Same as Connections
Cherokee Village was planned with "utility easements." This just means there is a legal space saved for power lines or water pipes.
It does not mean the pipes are already under your dirt. A lot can have an easement but still need a "tap fee" (a setup fee) or a pipe extended from the main road.
2. Water Is Often Close, But Check the Parcel
Most lots in Cherokee Village have public water nearby. This is a big plus because you won't always have to drill a well. However, "nearby" might mean it's three houses down the street.
Our recommendation
Always check if the water line is actually at your property line or just in the general area.
Ask this question
“Is public water already at this exact lot, and what is the fee to connect to it?”
3. The Big Sewer Mistake
This is where many buyers get tripped up. Just because a lot has public water doesn't mean it has public sewer. In many parts of Cherokee Village, you will need a septic system.
A septic system is an underground tank that handles waste. To get one, the land has to "perc" (pass a soil test). If a lot needs septic and you didn't plan for it, it can change your budget and your timeline.
Our recommendation
Find out if you can hook up to a sewer or if you need to build a septic tank.
Ask this question
“Does this lot use a public sewer, or will I need a permit for a septic system?”
4. Electric and Propane
Power is common in the area, but you still need to know who provides it. Some lots might also use propane tanks for heat or cooking instead of natural gas.
Our recommendation
Confirm which electric company serves the lot so you can call them for a quote.
Ask this question
“Who provides power to this lot, and is there a pole already at the property?”

The Cherokee Village Utility Checklist
Before you buy a lot in Cherokee Village, make sure you can answer these 7 questions:
Water Status: Is there a water line touching this specific lot?
Power Source: Who is the electric provider, and do they need to run a new line?
Sewer vs. Septic: Does the lot use a city sewer or an individual septic tank?
Setup Fees: Are there "tap fees" or connection fees I have to pay the utility companies?
The "Last Mile": Are the utilities on the lot, at the road, or "nearby" in the subdivision?
Land Shape: Does the hill or the trees on the lot make it harder (and more expensive) to connect?
The Step-by-Step: What is the very first thing I have to do to get power and water turned on?
